Five Things That Affect Property Values

Some the features that increase property values are obvious-like a remodeled bathroom, a modern kitchen, or a sought-after neighborhood. But here are a few features and circumstances you have not have realized can affect property values.

1. The neighbors: Not every neighborhood or community has an HOA that can keep the neighbors from going overboard with decorations or neglecting to care for their home. Homes adjacent to crazy neighbors can potentially be undervalued.

2. Trendy groceries and coffee: Recent statistics suggest that if your home is a short walk from popular grocery stores like Whole Foods or coffee chains like Starbucks, it can actually appreciate faster than the national average.

3. Mature trees: A big beautiful tree in the front yard is enviable, and it’s not something that can be easily added to any home. Homes with mature trees tend to get a little boost in value.

4. Parking: This isn’t too much of an issue if you live in the suburbs or in a rural area, but residents in dense cities can have real problems with parking, and homeowners might need to rent a spot just to guarantee a place to park each night. That’s why having guaranteed parking in urban areas will raise property values.

5. The front entrance: First impressions matter to buyers-many will cross a home off their list within 10 seconds of stepping through the front door. An appealing front door, a friendly entryway, and a functioning doorbell are all necessities for getting top dollar.

In 1943, J. W. Morris sold 20 acres of former cotton farmland along 7th Ave, and 25 acres along Thomas Rd, to developers, John H. Lester and L.M Hamman; the Encanto Vista subdivision was born. Priority Tasks for Your Move In

The deal is done and now you’re officially a homeowner. Yay! But now what? Moving into a new home is an exciting time, and you’re probably daydreaming about decor and paint schemes and new furniture. But before you get into the fun stuff, there are some basics you should cover first.

Change the locks
Even if you’re promised that new locks have been installed in your home, you can never be too careful. It’s worth the money to have the peace of mind that comes with knowing that no one else has the keys to your home. Changing the locks can be a DIY project, or you can call in a locksmith for a little extra money. Consider installing “smart locks” and you can rekey to your old keys.

Steam clean the carpets                                                                                                                      It’s good to get a fresh start with your floors before you start decorating. The previous owners may have had pets, young children, or just some plain old clumsiness. Take the time to steam clean the carpets so that your floors are free of stains and allergens. It’s pretty easy and affordable to rent a steam cleaner—your local grocery store may have them available.

Call an exterminator
Prior to move-in, you probably haven’t spent enough time in the house to get a view of any pests that may be lurking. Call an exterminator to take care of any mice, insects, and other critters that may be hiding in your home. Even if they’re not currently there, you might as well make sure they never visit!

Clean out the kitchen
If the previous occupants wanted to skip on some of their cleaning duties when they moved out, the kitchen is where they probably cut corners. If you’re like me you’re going to want to disinfect every possible surface. Wipe down the inside of cabinets, clean out the refrigerator, clean the oven, and clean in the nooks and crannies underneath the appliances.

Five Home Trends You’ll See in 2017

As the new year begins it’s always fun to see how interior design and home decor changes. Here are 5 trends that are predicted to be big this year.

Trendy Colors:

Greenery is Pantone’s color of the year for 2017 and I’m predicting seeing this bright, neutral green on front doors and decor for pops of cheerful color. The other color to watch for is navy, it will be the new black of 2017. It’s a classic color that can go with almost ANY color scheme.

Subway Tile:

This one isn’t a new trend but it’s cementing itself into a whole generation of homes and it will be in style for many years to come. It’s a classic choice in kitchens and bathrooms that is affordable, timeless, and will match any home style. If you’re looking to add subway tile in your home consider using a darker grout color. It will change up the look, make the tile more durable, and will be less likely to show dirt (win, win, win!).

Cerused Wood:

Cerused finished wood or faux wood highlights and brings out a unique grain look. This has been popular in high end design for a few years, but is predicted to be seen more mainstream this year. I’ve started seeing it more and more in flooring and furniture, but predict to start seeing it in kitchen and bathroom cabinetry this year.

Matte Finishes:

Stainless steel and bright chrome are becoming less and less popular and people are being drawn towards matte finishes for their warmth and elegance. This is a trend that started with black stainless steel high end appliances last year, but has continued to grow and have more options available. Other matte finishes being shown at home shows are black matte kitchen/bathroom fixtures and even “suede” matte quartz counters.

Anything Marble:

Marble “like” counters for kitchens and bathrooms have been gaining popularity for years. This year marble is going to break that mold though and expand into other areas such as wallpaper, home decor and accessories, and flooring.

Five Things to Know About Home Inspections

The home inspection is an important part of the home sale process, both for buyers and sellers. When it’s time for you to hire an inspector, here are five things you should be thinking about:

1. It’s your choice: You are not bound or obligated to use any particular inspector. Your real estate professional may have some recommendations, but it’s ultimately up to you. Ask around and choose wisely—better to pay a little more now for a highly-respected inspector than to be surprised by a problem that the inspection didn’t reveal.

2. Looking for big problems: The inspector will be focused on the integrity of the home—safety, electrical work, foundation, load-bearing walls, etc. The inspector is not there to point out problems with ugly paint colors or light fixtures.

3. The report: There are hundreds of items to inspect in a home, so the inspector’s report will focus on the basics: What’s damaged, what needs repaired, etc. The report should be easy to read and understand.

4. Code of ethics: Though the inspector is working for the party that pays the inspector’s fee, the inspector will not deliver a report that intentionally hides or omits damaging information about the home. The report is private between you and the inspector, but if you’re the seller, you’re required to disclose any problems that the inspection reveals.

5. The inspector is not liable: Even the best inspectors can’t find every single problem in a home. They can’t see inside the walls or through the floors, so there could still be problems lurking. If a problem is revealed down the road, the inspector can’t be held responsible.

New Year, New Resolutions

Everyone always seems to have general New Years resolutions that they make at the beginning of each year. They plan to go to the gym more, eat healthier etc. My husband and I look at resolutions a little different and view them more as goals and changes we want to make in all aspects of life.

We sit down together and come up with our resolutions/goals together, as well as plans to reach them. We also try to make a financial, personal growth, business, health and education resolution each year. We keep it all in a notebook and keep notes on our progress throughout the year. It’s good to look at once a month (at least) to make sure you’re on track. And by writing them together you have someone to keep you to your plan. We have yet to have a resolution/goal that we haven’t met!

As we were talking this year we found that being more present in our community was something that both of us wanted to work towards this year. We love our neighborhood as well as Gilbert and want to become more involved. I wanted to share our resolutions this year, and by doing so you guys can also help keep me accountable!

Personal Resolutions:

-For me to become a youth mentor (I used to be a teacher and really miss my connection with my students!)

-To become more involved in my HOA (We plan to go to monthly meetings and I’ve joined our neighborhood social committee)

-To attend Gilbert Chamber of Commerce Meetings to be more aware of the changes in our city

Financial Resolutions:

-We came up with a realistic amount we would like to have in our savings at the end of 2017 (make sure to make it realistic but also challenging!)

Business Goals:

-To close more transactions in 2017 than I have previously in a year in order to continue to grow my business and client base

-To continue to give excellent customer service, superior communication and real estate education to my clients

Education Goals:

-To read at least a book a month

-To find classes/workshops in both real estate (marketing specifically) and personal interests to learn and grow as a person (I’ve already taken 2 classes to learn how to switch from a PC to my new MacBook!)

Health Goals:

-To weight train together for at least 6 months a minimum of twice a week
